We are currently seeking an experienced Commercial Property Manager to join our small team.

The Role:

This position is unique as you will report directly to the owner and will work closely with our accounts team. The owner is hands on and is responsible for for all the leasing. Leasing admin forms part of this role. It is a relatively autonomous position, and you will be the driving force in providing effective commercial property management and be client side facing for all tenants.

Commercial Property Manager responsibilities -:

Manage a portfolio of commercial office buildings for only one owner.

Build strong relationships with tenants and contractors.

Conduct property inspections and preparation of condition reports.

Manage tenant arrears.

Preparation of tenant leases.

Market rent reviews & lease renewals..

Maintain a current and accurate tenancy schedule.

Invoice and receipt tenant rents. (No Trust account)

Marketing of vacant properties.

Maintain relationships and communicate effectively with tenants.

Liaise with leasing agents.

Collaborating with Finance to reconcile budgets against lease requirements.

Coordinating repairs, maintenance, and capital expenditures with the owner

Liaising with owner on insurance claims, repairs, maintenance, and rent matters.

Property maintenance.

Preventative maintenance.

To be considered for this exciting Commercial Property Manager position you will possess the following -:

At least two year’s experience within a similar commercial property manager or assistant commercial property manager role.

Good knowledge of leasing and property legislation.

A real passion for commercial property management & the property industry.

Excellent interpersonal and communication skills.

Strong financial acumen and experience with trust accounting.

Excellent professional presentation.

Outstanding client services and strong negotiation skills.

Strong organisation and prioritisation skill set

Knowledge of PropertyMe Software is an advantage

A current Real Estate Salesperson Certificate

A current Queensland driver's license.
