We are looking an experienced Management Rights Paralegal to join our client, who is a boutique firm based in Southport. This role will work in the niche area of property law focused on management rights transactions.

This role will see you support lawyers and clients (often property developers, managers, and body corporate stakeholders) in the buying, selling, and running of management rights businesses, typically in strata-titled properties like apartment complexes or resorts.

You can expect to complete the following duties in your day:

• Contract Preparation & Review including drafting and reviewing Contracts of Sale for management rights businesses.
• Liaise with solicitors, vendors, buyers, Bodies Corporates and brokers.
• Prepare and coordinate necessary documentation for Body Corporate approval of management rights transfers.
• Assist with arranging committee and general meetings, and obtaining consent resolutions.
• Compile and review due diligence documents: letting appointment forms, caretaking agreements, financials, licenses.
• Prepare forms for applications or changes to Resident Letting Agent Licences with the Office of Fair Trading.
• Support the legal team in ensuring the buyer can legally take over the management rights business.
• Coordinate all aspects of settlement: pre-settlement checks, liaising with banks, trust accounting, and registration of documents (including Titles Office) and prepare settlement statements.

To be successful in this role, you will ideally hold:

• Strong knowledge of Queensland strata law and management rights legislation.
• Familiarity with PEXA, LEAP, or other legal software.
• High-level administrative and multitasking skills.
• Ability to communicate effectively with lawyers, clients, bodies corporate, and government bodies.
