Our client is a privately owned property developer with a strong interest across high-rise and land subdivision projects. The current focus is a 350-hectare master-planned land subdivision in Victoria, which has seen very positive progress.

They are now seeking a well-rounded Development Manager to delivery one of Victoria’s largest upcoming new communities. This role will initially focus on supporting project strategy development during the planning phase, including shaping the project vision, managing key stakeholder relationships, and leading the external project team.

This is an outstanding opportunity for a delivery-focused Development Manager looking to gain front-end experience and grow alongside a landmark project.

POSITION OBJECTIVES:

General

  • Day to day, the key point of contact for authorities and stakeholders.
  • Establishment and management of project budget and program
  • Establishing and managing a consultant team to program and budget, including regular review of contractor & consultant performance.
  • Managing the project in a way that optimizes opportunities and mitigates risks. Reporting potential deviations from budget & program early.
  • Orderly project administration: document control, minutes & timely information sharing
  • Oversee wind up of the Bridge field Community.

Project Planning

  • Supporting the preparation of an annual Business Plan
  • Maintain & update project program
  • Instructed, manage and coordinate the consultant team to budget & program
  • Preparation of project approvals in line with program & budget

Construction Management

  • Ensure site activities comply with the OH&S and environmental policies.
  • Arrange and co-ordinate detailed design with the various disciplines.
  • Facilitate works procurement including tender, negotiation, and award of contract.
  • Ensure that the appointed contractor has obtained all necessary approvals before construction commences.
  • Attend site meetings to ensure contractor adherence to budget, program & WH & S.
  • Assess and approve invoices. At all times complying with the Security of Payments Act.
  • Manage and supervise consultants and contractors to ensure that budgets and targets are met.
  • Assess variations, cost claims & delay claims, reporting early to the business.
  • Manage defect inspections, practical completion / final completion, and the handover process.

Sales & Marketing
Supporting the Marketing Manager by:

  • Oversee the delivery of the Sales Office and ongoing maintenance
  • Ensure the marketing manager has up to date and accurate information on the project.
  • Deal with customer relations matters as required.
  • Oversee management of covenants and design guidelines for land releases.
  • Input into stage release and lot pricing meet market and budget.

Financial

  • Establish and & / or manage project feasibility.
  • Manage and process expenditure effectively.
  • Provide accurate and proper project financial reporting as required.
  • Complete the feasibility rollover monthly accurately and on time.
  • Manage development contributions, GAIC payments and s173 works in kind arrangements.
  • Arrange valuations.
  • Manage performance bonds and bank guarantees and their early return.

Relationships

  • Establish and maintain a network of contacts within the development industry including key consultants, contractors local and state government departments which are involved in the approval of Company projects.
  • Manage and mentoring of assigned staff.

Create positive relationships and achieve ‘win / win’ situations in negotiations.

COMPETENCIES AND EXPERIENCE

Experience:

  • Land development management experience of at least 5+ years.
  • Under Managed consultant teams and direct reports

Interpersonal:

  • Strong analytical and project management skills
  • Excellent written and verbal communication
  • Phenomenal attention to detail
  • Confident and dynamic personality
  • Collaborative and focused on group goals.
