Our client is a privately owned property developer with diverse business interests across high-rise and land subdivision projects.
They are currently seeking an experienced Shopping Centre Manager to join their team. This role will be responsible for the overall management and performance of a 3,157 square meter, six-level shopping centre, which includes both retail and office spaces in Melbourne CBD. Ensuring the asset is maintained, presented, and operated to a high standard.
This role encompasses asset management, building management, tenant liaison, financial oversight, and operational efficiency to maximize the value and long-term success of the centre.
Key Responsibilities:
Asset Management:
- Assist in the preparation and execution of asset management plans and capital works programs.
- Monitor and report on centre performance, including leasing status, revenue, expenses and etc.
- Collaborate with leasing and marketing teams to drive occupancy, tenant mix improvement, and customer engagement.
Building Management
- Oversee daily maintenance, security, and cleaning operations to ensure the property is safe, clean, and welcoming.
- Manage building service contractors, service level agreements, and maintenance schedules.
- Ensure compliance with building codes, safety regulations, and environmental standards.
- Coordinate and manage repairs, preventative maintenance, and capital upgrades.
- Monitor contractor work, ensuring quality and minimal disruption.
Financial Management
- Prepare and manage annual operating budgets, forecasts, and financial reports.
- Monitor and control operational expenses to achieve financial targets.
- Approve invoices and manage supplier contracts and payments.
Tenant and Stakeholder Relations
- Build and maintain strong relationships with the client, tenants and service partners, addressing operational issues, lease obligations, and customer service concerns.
Risk and Compliance
- Manage risk, compliance, and emergency procedures for the centre.
- Maintain and update operational policies and procedures.
- Oversee health and safety compliance for contractors and visitors.
- Maintain and be fully conversant with all Australian Standards, statutory and legal requirements directly related to building management service delivery.
Qualifications:
- 5+ years experience in commercial or shopping centre management, ideally with exposure to both asset and facilities management.
- Drive consistent execution of the strategic asset plan across all functions including leasing, capital works, marketing, and operations.
- Deliver strong financial oversight, including budget management, forecasting, capital planning.
- Excellent knowledge of building operations, maintenance, and compliance requirements.
- Proven experience in tenant management and stakeholder engagement.
- Strong negotiation, communication, and interpersonal skills.
- Ability to think strategically and operationally with a proactive, hands-on approach.
