We are seeking a positive-minded and growth-focused Property Manager to join our vibrant & energetic property management department.

WHAT THIS EXCITING NEW ROLE WILL LOOK LIKE:

Are you an experienced Property Manager with a passion for maintaining positive client relationships and managing portfolios with care? We are seeking a dedicated professional to join our team in Bayside Wynnum-Manly.

Key Responsibilities:

Build and maintain strong relationships with clients through regular communication.

Manage a well-maintained portfolio of 120 properties.

Schedule, conduct, and report on routine inspections.

Oversee rent arrears, providing regular updates to landlords.

Complete Entry and Exit Condition Reports.

Follow up on maintenance requests and keep tenants informed at all times.

Accurately document and file all relevant information in Property Me.

Handle all bond claims in accordance with RTA regulations.

Process tenant applications.

Achieve set KPIs and report to the principals.

Negotiate lease renewals and rental increases.

Offer support to the team and assist others within the business as needed.

Participate in regular company, legislative and industry update training events.

To be successful in this role:

Minimum 2+ years working as a property manager.

Experienced in working unsupervised with demonstration of self-management and proactive self-motivation.

Experienced in delivering customer service excellence and a commitment to building supportive, collaborative and ethical client relationships.

Demonstrated ability to work as an effective team member and commitment to build a supportive and collaborative team culture.

Demonstrated application of effective and appropriate communication skills at a high level, including written and verbal skills and the ability to listen, interpret and convey information.

Strong negotiation, conflict management skills with the ability to influence and interact with external and internal stakeholders.

Thorough knowledge and understanding of the Residential Tenancies Act.

Experience using PropertyMe or a tenancy management system and the ability to confidently use software, internet, devices and workplace technologies.

Demonstrated ability to effectively plan and organise own workload and establish priorities.

Experienced in resolving disputes and conflict with amicable outcomes.

YOUR PACKAGE:

$75k - $85k salary package (commensurate with experience) + mobile + tech supplies whilst at work.

Use of Company Car or travel allowance for all out of office duties.

PREREQUISITES FOR THIS ROLE:

Local resident – Bayside suburbs around Wynnum/Manly.

Experienced Property Manager

Current Drivers Licence

Proven ability to build and nurture relationships in the property industry.

Current Queensland Real Estate Registration Certificate or Licence.
