One moment, you’re resolving a dispute between neighbours, the next, you’re preparing budgets, coordinating maintenance, or leading a high-pressure committee meeting. Deadlines are tight, after-hours meetings are part of the deal, and no two days look the same.

The Role

This is not a training role—we need someone who knows strata inside and out and is ready to take charge immediately.

This role is ideal for an experienced Owners Corporation Manager who can handle the pressures of the industry while maintaining strong relationships with clients, committees, and service providers. You’ll be responsible for a diverse portfolio of 12 buildings, primarily apartment buildings with some mixed-use properties. All requiring strong relationship management and proactive oversight. Many committees are highly engaged and expect detailed financial reporting, proactive communication, and a hands-on management approach.

You won’t be doing it alone—our team structure ensures you have the support needed to focus on high-value management tasks while delegating administrative work effectively.

You’ll have:

  • A dedicated offshore Portfolio Assistant (high functioning)
  • Support from our Client Services Team
  • A shared Junior Owners Corporation Manager
  • Guidance from our Operations Manager

Key Responsibilities

  • Manage a portfolio of Owners Corporations, overseeing meetings, budgets, compliance, and financials
  • Build strong relationships with committees, owners, and service providers
  • Prepare and facilitate AGMs and Committee Meetings (some after-hours required)
  • Ensure compliance with the Owners Corporation Act and industry regulations
  • Handle disputes and provide expert advice to clients
  • Oversee budgets, financials, and maintenance coordination
  • Lead and mentor your support team to ensure seamless operations

What We’re Looking For

Someone who can step in with confidence from day one, assess the portfolio’s challenges, and implement strategies to create a more structured and predictable management flow while confidently handling high expectations, settling issues efficiently, and establishing long-term stability.

  • Minimum five years of experience in Owners Corporation or property management
  • Excellent communication and customer service abilities
  • Ability to manage complex portfolios independently
  • Confidence in handling a high volume of emails and meetings while maintaining efficiency
  • A proactive problem-solver who thrives in a fast-paced environment
  • Proficiency in strata management software (e.g., PropertyIQ) is an advantage but not a requirement

Success in this role means building strong relationships with committees, refining processes, and ensuring a seamless transition once the previous manager departs. Within the first year, we expect you to have optimised portfolio management, strengthened stakeholder trust, and introduced efficiencies that enhance overall operations.
