Job Description
At Colliers, we continue to invest in our highly regarded Property Research team, based in Wollongong. We are seeking an Senior Analyst – Research & Data to join this dynamic team and contribute to the ongoing success of our business. This key role will report directly to the Managing Director and will be responsible for managing all aspects of research across property asset classes, while also implementing and maintaining AI and data-driven solutions.
Your responsibilities will include supporting presentations, collaborating closely with key stakeholders to identify and document business requirements, and promoting Colliers through comprehensive market research reports, insightful analyses, and thought leadership initiatives. Additionally, you will play a critical role in designing, deploying, and maintaining AI-enhanced, data-driven solutions and automated workflows to provide strategic insights and actionable intelligence to clients, internal teams, and community advisory groups.
Key Responsibilities:
- Identify, evaluate, and document business processes, requirements, and system specifications through effective communication with internal teams and community stakeholders.
- Analyse existing systems and processes to identify gaps and opportunities, recommending data-driven and AI-enhanced solutions that align with business objectives.
- Maintain and deploy AI-driven systems, including personalized chatbots and NLP-powered interfaces, leveraging tools such as TensorFlow, Keras, and Python, to support informed decision-making across internal and external stakeholders.
- Design, build, and maintain automated ETL processes using Python, R programming, and SQL, integrating data from public, private, and community sources to support real-time analytics and market research.
- Develop and manage dynamic, real-time dashboards using Power BI, Tableau, and Excel to deliver clear visualizations of complex data, enabling stakeholders to make timely, informed business decisions.
- Coordinate the implementation and integration of automation solutions using Microsoft Power Automate and Azure Machine Learning to streamline operational processes, enhancing efficiency and productivity within business systems.
- Facilitate communication between technical teams, business units, and community advisory groups to ensure clear understanding of requirements and effective translation into technical specifications and actionable insights.
- Lead the preparation and dissemination of comprehensive market research reports, supporting strategic decision-making by providing in-depth analysis and predictive insights for corporate and community stakeholders.
- Regularly evaluate the effectiveness of implemented solutions, providing recommendations for continuous improvement based on performance data, feedback from stakeholders, and evolving business needs.
- Develop and maintain comprehensive documentation, including process maps, technical specifications, user manuals, and training materials to support the successful deployment and adoption of systems.

Qualification Requirements:
- Strong experience in identifying, analyzing, and documenting business requirements and processes.
- Expertise in data analytics and visualization tools such as Power BI, Tableau, and Excel to support strategic decision-making.
- Proven capability in effectively communicating and coordinating between business stakeholders and technical teams.
- Demonstrated experience in preparing detailed business specifications, technical documentation, user manuals, and conducting training sessions.
- Solid track record of performing market research and developing comprehensive analytical reports for diverse stakeholder groups.
- Strong problem-solving skills with a keen focus on continuous process and system improvement.
- Collaborative working style with experience in managing projects across multiple teams and delivering successful outcomes.
- Minimum of 2+ years’ experience as a Business Analyst, ideally within the property or real estate sector or related industry.
- Proven mastery of data & research, automations, and business intelligence platforms with a track record of delivering exceptional results in real estate.
