We are seeking a dynamic and motivated Assistant Development Manager with construction experience to join our passionate team.

As the company continues to grow, we are seeking a dynamic and motivated Assistant Development Manager with construction experience. This is a unique opportunity to contribute to the successful delivery of high-end residential developments that set new industry benchmarks.

In this role, you will assist in the planning, coordination, and execution of development projects, ensuring that they are delivered to the highest standards. You will collaborate closely with internal teams, builders, and various stakeholders, while supporting activities to achieve successful project delivery.

The ideal candidate will bring a strong background in property development, with experience in construction. You will thrive in a fast-paced, collaborative environment and be comfortable managing multiple tasks and projects simultaneously.

Duties

The successful applicant will assist and work alongside our team across the following roles:

Acquisitions Due Diligence:

  • Assist with site due diligence, Geotech, relevant searches, survey, property management etc.
  • Planning controls, overlays, easements, encumbrances, neighbours, services, connections.

Planning and design:

  • Assist with planning consultants, documentation control, budgets, program and review.
  • Understand construction buildability challenges and work with the team on design strategy.

Build Tender:

  • Work with the team in helping prepare necessary documents for build contracts on new projects.
  • Review of all documentation for accuracy and against ppr & our lessons learnt document.
  • Prepare and regularly update project reports.

Marketing/Sales:

  • Coordinate and attend sales launch events to understand the process & representations.
  • Review all documentation for accuracy and representations.

Construction:

  • Organise initial display unit with construction team, facility refit and construction requirements.
  • Source quotes from relevant suppliers, coordinate install with both builders and contractors as required.
  • Manage all connections, services - QUU, Energex, anchor & over sail agreements.
  • Work with quality control team during construction, interfacing with the builder to mitigate and limit any high risk and value areas - waterproofing, glazing, fire, structure, finishes etc
  • Help manage the builder handover process including organising necessary documentation provided by the builder such as warranties and manuals. Provide documents to relevant parties including the body corporate and property managers.
  • Document control, programs, reviewing construction program & process EOT’s.
  • Master BCC DA matrix responsibilities and timelines, certifier interface.
  • Variation processes, research and supporting documentation review.

Settlement:

  • Assist with the coordination and attend pre-settlement inspections with buyers & defects.
  • Defect management post settlement working directly with the builder and onsite manager to close out any remaining items quickly and efficiently.
  • Interface with Aria living and the construction team to manage and efficiently close out any defects and construction issues in the building during first year of life.

Other:

  • Minute weekly team meetings, focus on key deliverables and critical construction items.
  • Manage team monthly, Quarterly and yearly schedule, programs and priorities.
  • General construction between the development team and Aria construction team.
  • Assist with pricing, construction budgets and setting accurate pro sums allowances.
  • Provide construcion innovation and ideas from the local and interstate market.

Qualifications

  • A bachelor’s degree in Property Economics, Business / Commerce, Town Planning or a construction management degree and associated qualifications.
  • Minimum 5 years industry experience.
  • Demonstrated ability to work effectively in a team.
  • Ability to work autonomously, demonstrate initiative and loves hard work.
