THE POSITION
Org Chart
This position will report directly to the company's Director and will be one of the most important and coveted new roles in the company.
Management
Not only do the Purchasing Officers, Project Coordinators, Contract Administrators, and Estimators report to you, but the Construction Manager, who works alongside them, and all senior management will be part of your executive management team.
Managing
Managing younger staff and making sure they are accountable is a crucial part of the position, as you’d be a mentor to them. Whether it is coaching, personal development, setting KPIs, or simply being the example and standard of a top operator, they’d expect you to be naturally inclined to lead from the front.
Main Function
This position requires leading commercial procurement for the entire business and ensuring that all materials, services, and supplies are sourced, negotiated, contract-managed, and supplied professionally and efficiently.
You work within the upper echelons of senior management, as well as with strategic sales and operations in middle management.
Primary Driver
Over the first few months, your primary driver would be understanding the business's commercial procurement requirements.
Especially the sourcing and supply strategies they currently use.
Hopefully, thanks to you, some evolution and updated insights will emerge, making it more efficient, cost-effective, and profitable as you mature in the role.
Secondary Driver
Your secondary objective would be to lead supplier and labor negotiation meetings throughout the company on all significant project portfolios within the residential division.
Main Function
Building long-term, strategic, and cooperative trade and supplier relationships, whether existing, current, or new, will be a significant part of the role's ongoing responsibilities.
Then, once built, we can establish sustainable KPIs for them throughout the project's achievable and manageable duration.
Sub Function
You’d be responsible for monitoring the old, current, and new products coming through and providing recommendations and advice on these products and suppliers, determining whether they are suitable, unsuitable, or neutral for the future of the business.
Reports
Finally, regarding the day-to-day aspects of the job, you’d be expected to prepare monthly reports for the Executive Leadership Team on the business's operational and financial performance, any issues that arise, and a forecast of proposed future plans and strategies that you believe would be commercially sound.
THE PERSON
Experience
Someone with 5+ years of experience in contract management or senior contract administration at a residential construction company would be ideal. Still, high-level procurement specialists with a similar background would also be top contenders for this position.
Mindset
Someone with great attention to detail and a solid ability to multitask would be highly regarded, as the company culture is fast-paced, making this position high-output.
Knowledge
You’d naturally be at the top of your game within the residential industry, understanding procurement and purchasing principles, methods, and strategies.
Whether it's contracts for administrative buying, quality, codes, assurance, or the law, you have it covered.
Understanding
I would also like to point out that understanding the grades, qualities, and varieties of construction materials, supplies, and equipment is also essential in this role.
Pressure
Another critical attribute needed for this role is the ability to handle and manage day-to-day pressure, deadlines, and changing priorities.
The MD will occasionally want to alter things from the top, so you’d be fine pivoting and working as he sees fit to solve the challenge he presents.
