Job Title: On-Site Property Manager
Location: River Pine Products - Newcastle, NSW
Job Type: Full-time, Live-In Position
Compensation: Rent-free on-site accommodation, Competitive salary (or an agreed sum to compensate for rental if off-site housing is required)

Position Overview:

River Pine Products is a softwood pine plantation located in Newcastle, NSW, transitioning from the growing phase to the harvesting phase, and we are seeking a dedicated and proactive On-Site Property Manager to oversee the daily operations of our farm. This live-in position requires hands-on management of the property, ensuring smooth operations, maintenance, and land stewardship. The ideal candidate will have a strong background in property maintenance, timber management, and land conservation.

This role requires an individual who is not afraid to do the work themselves while also having the leadership skills to build and manage a strong team. The right candidate should have industry experience and be capable of managing the property as if they were the owner of the assets, making decisions that maximize efficiency, sustainability, and profitability. This is an excellent opportunity for someone who enjoys rural living and is passionate about forestry and land management.

Key Responsibilities:

Property Maintenance & Upkeep:

  • Oversee and conduct regular maintenance on farm buildings, equipment, and infrastructure, including roads, fences, and utilities.
  • Ensure timely repairs and coordinate with contractors when necessary.
  • Manage and maintain an inventory of tools, machinery, and farm-related equipment, ensuring they remain in good working order.
  • Identify and address property improvement needs to enhance efficiency and sustainability.

    Timber & Forest Management:
  • Assist with forest and timber operations, including logging, reforestation, and timber harvesting as needed.
  • Monitor tree health and growth, reporting any concerns or recommendations to management.
  • Collaborate with forestry consultants to ensure compliance with environmental regulations and best practices.
  • Maintain records of timber operations, inventory, and any forestry-related activities.

    Land Management & Conservation:
  • Supervise and oversee land clearing, planting, and general farm activities to support long-term sustainability.
  • Assist with soil conservation efforts, erosion control, and habitat preservation.
  • Implement and oversee responsible land management practices to ensure environmental compliance and optimal land use.

    Team Building & Leadership:
  • Help recruit, train, and manage a team to support timber harvesting and land management operations.
  • Foster a strong work ethic and teamwork among staff and contractors.
  • Lead by example, ensuring high standards of work quality and safety.

    Tenant & Community Relations (If Applicable):
  • Act as the primary point of contact for individuals living, working, or visiting the property.
  • Foster strong relationships with contractors, tenants, and visitors, ensuring a welcoming and professional atmosphere.
  • Address concerns, inquiries, or issues in a timely and professional manner.

    Security & Safety:
  • Maintain a secure and safe environment across the property.
  • Implement and enforce safety protocols for all on-site workers and visitors.
  • Respond to emergencies and urgent maintenance issues promptly.

    Administrative & Reporting Tasks:
  • Maintain detailed records of property maintenance, repairs, and land use activities.
  • Keep logs of equipment usage and inventory.
  • Communicate regularly with River Pine Products’ management team regarding property updates, issues, and recommendations.
  • Assist in budgeting for property maintenance and improvement projects.

Qualifications:

  • Previous experience in property management, farming, forestry, or timber management is highly preferred.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to perform physical labor and handle basic repairs and maintenance tasks.
  • Working knowledge of forest management, farming, or willingness to learn.
  • Ability to work independently with minimal supervision while maintaining accountability.
  • Must reside on-site at the property or be open to a rental arrangement if necessary.
  • Must have a valid driver’s license and reliable transportation.
  • Experience in team leadership and operations management is a plus.
