About the Opportunity
We’re seeking a sharp, ambitious Property Analyst to join a high-performing finance team in a fast-paced and commercially dynamic environment.
This role is ideal for someone who thrives under pressure, can confidently partner with diverse stakeholders, and is passionate about driving performance through analysis and insight.
You will work closely with asset managers, regional teams, and finance leads to deliver robust forecasting, budgeting, and analytical support across key retail assets.
Strong stakeholder engagement is essential—you’ll need to build relationships across the business, proactively identify risks and opportunities, and influence outcomes through data-led storytelling.
Whether you're:
- A first-time mover out of audit (Big 4 or mid-tier), hungry for hands-on commercial experience, or
- An experienced Management Accountant (2–3+ years in industry) ready to step into a broader and more impactful business partnering role,
…this is a career-defining opportunity with strong learning and long-term progression potential.
Key Responsibilities
- Act as a trusted advisor to internal stakeholders by providing timely, actionable financial insights
- Identify and communicate risks and opportunities that impact Net Income
- Prepare and present monthly performance reports and variance analysis
- Calculate and invoice percentage rent and outgoings in line with lease agreements and compliance requirements
- Support the development of budgets and forecasts, ensuring accuracy and commercial rigor.
- Analyze non-recoverable costs, flag discrepancies, and implement corrective actions
- Partner with marketing and leasing teams on cost and solvency planning
- Proactively resolve aged items and improve financial control processes
- Support process improvements across reporting, analysis and reconciliation functions
- Build strong relationships across property teams, finance, and corporate stakeholders
What You’ll Need to Be Successful
- Degree qualified in Accounting, Finance or similar; CA/CPA qualified or in progress (near completion)
- Exposure to commercial accounting, financial analysis, or audit (property or retail sector desirable but not essential)
- Confident communicator with strong stakeholder engagement skills—you’re comfortable influencing at all levels
- Proven ability to work at pace, manage competing priorities and meet tight deadlines
- Sharp commercial acumen and strong Excel skills to extract and present data-driven insights
- Proactive and analytical mindset, with a strong sense of ownership and accountability
Benefits to You
- Join a large, stable ASX-listed organisation with a strong reputation
- Fast-paced environment where no two days are the same
- Significant exposure to high-value assets and senior stakeholders
- Supportive, high-energy culture with a focus on collaboration and continuous learning
- Flexible hybrid working model – based in Melbourne’s southeast suburbs. (3 days onsite)
- Salary aligned with experience, with structured pathways for progression
